This water-damaged 2-bed suite in the heart of Downtown Toronto went from doom and gloom to light and airy, with chic interior styling to boot. The Challenge: This project required a complete renovation to address the damage caused by smoke and flooding + a compelling staging to lend an airiness and lightness to a once-bleak interior. The How: We developed a design scheme to replace the dark flooring and kitchen millwork that included new flooring, interior paint, millwork, stone, faucet fixtures, and lighting, then brought in our trusted trades team to execute the renovation. The design scheme in part directed the visual narrative of the staging. An Old Toronto hard loft revamp! Scandinavian-modern permeates in this warm and light-filled loft in Toronto’s West Queen West. The Challenge: The owner wanted to update the very dated 90s kitchen and bath and introduce Scandinavian elements in the interior styling. The How & What: We developed a full kitchen and bathroom design scheme for a much-needed update that features custom millwork and lighting throughout, then brought in our trusted trades team to execute the renovation. The furniture and home accessories scheme was inspired by modern Danish design trends. The suite was otherwise now-vacant and empty. The How & What: Two deep cleans, a run-through with our handy-man, and a fresh coat of our propriety crisp-white paint applied by our in-house painter set a fresh stage. We envisioned a young professional with a love for Copenhagen to outline the aesthetic direction in the furnishings and decor. Two-floor soft loft bathed in light in Toronto’s King West District. The Challenge: Adding warmth and intimacy to this vacant open-air and cold interior + contending with an awkward layout that limited furnishing layout schemes and demanded appropriately scaled pieces. The How & What: Softer lines + organic forms balanced against the sharpness of the interior, coupled with a warm-neutral colour palette, added a much needed warmth to the interior. A slim dining table with a full table setting distracted from the otherwise very narrow dining area. The primary bedroom necessitated a low-profile queen bed frame and smaller bedside tables as the only wall that would allow a full bed-setting was tight. A completely gutted, reconfigured, and redesigned condo with a modern Aesthete’s values in mind, housed within one of Bay St.’s original condo communities. The Challenge: Bringing modernity and maximizing use of every square foot in an otherwise uninspiring+inefficient interior layout with dated finishes from the late 80’s. Also contending with extremely strict condo renovation by-laws and regulations. The How: The original bedroom was moved to expose the full bay of windows to the new interior common space + a walk-in-closet/dressing room was also developed! Elements of modern urban vibes were integrated via concrete wall exposure and modern palette of finishes. The kitchen was opened up and nearly doubled in useable space, and the bathroom got much-needed upgrades. An expansive lighting scheme was also integrated, bringing light to a formerly dark cavern. The Challenge: Negotiating with the Developer to facilitate our proposed redesign/modify the original layout the pre-construction Buyer purchased, as well as to integrate custom upgrades that were not included in the original Developer design/finish packages. The How & What: Monopolizing window real estate that called for a radical relocation of the 2nd bedroom, as well as creating a rarely-seen family room in a condo. Designer input with the Developer for upgrades during the construction phase: engineered hardwood throughout; custom kitchen millwork, island, herringbone tiling backsplash; expanded integrated lighting; upgraded tiling & fixtures for both bathrooms; SONOS integration throughout; landscaped terrace + outdoor composite flooring + custom furniture pieces made-to-measure. A tired studio space that’s been transfigured + transformed into a breezier, airier, brighter open space with flexible use. The Challenge: Demarcating spaces in a smaller interior footprint (442 sq. ft.) between living/dining/entertaining, sleep, and WFH. The How & What: Custom-crafted slatted fixed+sliding partitions were designed and integrated into the space to create a sense of separation of space without closing off/suffocating the limited interior. The primary sliding partition that creates a distinct demarcation between the sleeping area and the living/dining allows for multiple configurations depending on the suite’s intended use in a specific moment + the negative space between each slat creates a dramatic show of light and shadow. Strategic, yet aesthetically pleasing: interior lighting upgrades, custom granite work-surface, custom millwork, kitchen refinishing, and more, lends to an interior that appears much larger, more is practically more functional and efficient. The Result: The contrast between open/closed, positive/negative spaces, and subtle + more luxe interior finishes/upgrades allowed for a record-breaking sale price in the community.
